Albany Museum of Art issues Request for Qualifications for General Contractor for Downtown Relocation Project

Construction firms have until 5 pm on Tuesday, Sept. 23, 2025, to submit the requested documents

ALBANY, Ga. ─ The Albany Museum of Art today issued a Request for Qualifications for General Contractor in the museum’s adaptive reuse construction project in downtown Albany. Once selected, the general contractor will provide preconstruction and construction services for the museum’s move from its current location to the former Belk Department Store at 128 and 146 West Broad Avenue.

“The release of the RFQ marks the beginning of an important chapter in our downtown museum project,” AMA Executive Director Andrew James Wulf, Ph.D., said. “It will lead to the RFP process, where we will narrow down the list to the top firms and choose the right partner to help make this transformative vision a reality. This is a major step forward in our momentum toward shovels in the ground and a new cultural home for Albany.”

The new AMA will serve as a civic hub where creativity, learning, and connection flourish, ensuring both cultural enrichment and long-term sustainability. The 58,000-square-foot location will more than double the AMA’s current space for exhibitions, educational programs, community events, offices, and collection storage and conservation. New amenities will be a café, museum store, and outdoor sculpture garden. The relocation was made possible by the generous donation of the building in 2019 by the Robert N. Brooks, Sr., family.

The Belk Building, constructed in 1968, is a two-story, L-shaped, mid-century modern structure with a brick veneer façade, three glass entrances with stucco canopies, and a loading dock. Located within the Albany Historic District, the project will adhere to the Secretary of the Interior’s Standards for the Treatment of Historic Properties (Rehabilitation Guidelines) to preserve its historic character while adapting it for modern use. The project design is currently at the 100% Construction Documents phase.

In its RFQ, the Albany Museum of Art is soliciting Statements of Qualifications (SOQs) from general contractor firms for preconstruction and construction services. The respondent will provide information about the company, its project experience, references, organizational structure, resumes of key personnel, and bonding capacity. All potential respondents must formally confirm receipt of the RFQ and confirm their intent to respond or not.

Responses to the RFQ are due by 5 pm on Tuesday, Sept 23, 2025. The response must be complete and it must follow the format outlined in the RFQ. Following reviews of the SOQs and interviews with respondents, AMA project officials intend to commence the RFP (Request for Proposal) process with a short list of firms.
