City of Moultrie awarded $2.5 million state grant to support new housing development

MOULTRIE, Ga. – The City of Moultrie has been awarded a $2.5 million grant through the State of Georgia’s Rural Workforce Housing Initiative (RWHI) to support the development of Briarwood Subdivision, a new 60-home residential neighborhood located on the south side of the city. The funding was awarded by the OneGeorgia Authority as part of Governor Brian Kemp’s commitment to expanding housing options in rural Georgia communities.

Briarwood Subdivision will include 60 newly constructed single-family homes featuring three to four bedrooms, two bathrooms, garages, and modern open floorplans. The homes will be offered for sale at market-rate prices between $260,000 and $290,000, providing a new option for local families, professionals, and buyers seeking high-quality, housing in the City of Moultrie.

“This is an exciting milestone for our city,” said Mayor Bill McIntosh. “Briarwood represents an investment in Moultrie’s future, helping us provide more quality housing for residents who want to live, work, and raise families here. We’re grateful to Governor Kemp and the OneGeorgia Authority for supporting this project.”

The RWHI grant will fund the installation of essential public infrastructure, including water, sewer, storm drainage, and roads. Home construction will be led by JCG Development, LLC, and Norris Bishop Realty will handle marketing and sales through the local MLS, realtor website, and social media platforms.

The City of Moultrie has committed $100,000 in matching funds to the project, and the City Engineer will provide in-kind oversight of the bidding and construction process. The project is shovel-ready and expected to break ground in early 2026.

Phase I is part of a larger master plan that could ultimately include up to 186 new homes. The development directly addresses housing needs identified in recent studies and will provide lasting benefits to the community by expanding the supply of high-quality homes available to Moultrie residents.
